ESTIMATED CLOSING COST;

You will get final closing costs from your attorney and lender one day before we go into closing.

The information below is provided for your general information; however, it is meant to be an estimate only and is subject to change at any time. You must consult your accountant or attorney to obtain the closing costs as they pertain to your individual circumstances.

PAID BY PURCHASER;

New York State Mansion Tax:
This tax is 1% of the price on transactions of $1,000,000 or over. For example, on a $1,250,000 sale the tax is $12,500

New York city Mortgage Recording Tax-Condos and Townhouses Only:
1.80% for all mortgages securing less than $500,000

1.925% for mortgages of a 1, 2 or 3-family dwelling, or an individaul condominium apartment securing $500,000 or more.

2.55% for all other mortgages securing $500,000 or more

OTHER EXPENSES;
Legal Fees, Title Insurance{condos and townhouses only},Financing Fees, Move-in Fee, Managing agent Fees, Flip Tax{as per building's by-laws}.
